Realm is a high-rise residential tower on Austin Street in Adelaide’s CBD, designed by architect Elenberg Fraser. At the time of completion in 2020, it was Adelaide’s tallest tower, calling for a structurally glazed window-wall system across the full height of the building. The façade included custom structurally glazed awnings and a wraparound system connecting the perimeter facade to the balconies. Delivered in a new market, the project extended our window-wall capability while meeting the speed and precision demanded by a landmark build.

Challenges

Realm’s challenge was sequencing installation to match the screen cycle while working in a market new to Micos. The structurally glazed system needed custom awnings and a wraparound detail between façade and balconies, with deep-set subheads to handle the building’s stepped profile, all coordinated closely with the perforated screens contractor.

Strategy

Our strategy was to plan installation sequencing around the screen cycle from the outset, so both trades could progress without holding each other up. We developed a structurally glazed system capable of handling the custom awnings and the wraparound junction between façade and balconies, and used deep-set subheads to resolve the building’s stepped levels cleanly. Working in Adelaide for the first time, we leaned on close coordination with the screens contractor to keep the programme moving.

The result was a tower that held its glazing lines and stepped profile with precision, completed on programme and delivered as Adelaide’s tallest building at the time.
